The concern
We want to buy, but not on gut feeling.
What we did
Planning law, economic viability, market and risks assessed in a single step.
What was the goal?
A clear basis for the decision instead of gut feeling.
What was the initial situation?
The building owners had a plot in Wetzikon in their sights and wanted an honest, independent assessment before buying. The sales documents were available, but whether the building regulations, economic viability and market environment would live up to the promise of the listing could not be judged without an expert review.
You brought us to the right decision in plain, clear words.
Building owner, Wetzikon ZH
What have we accomplished?
I systematically evaluated the building regulations, the zoning plan and the ÖREB cadastre extract, and set the permitted floor area against the asking price. In addition I produced a market comparison with similar plots in the immediate area, so that the price expectation could be assessed realistically.
What was the result?
The building owners received a clear recommendation with a transparent set of facts. Instead of relying on gut feeling, the decision could be taken on an independent and understandable basis.
This is how the collaboration went
01
Getting to know each other
Discuss the purchase intention, the plot and the timetable together.
02
Review of documents
Record the listing, ÖREB extract and sales documents.
03
Planning law review
Check permitted floor area, number of storeys and special provisions.
04
Market comparison
Compare the asking price against similar plots in the surrounding area.
05
Recommendation
Hand over a written assessment with a transparent set of facts.
Plain text from the project
An hour of analysis before buying often saves weeks of remedial work afterwards.
What was the added value for the customer?
A clear decision
You know reliably whether you should buy.
Transparency
Potential and risks are set out in an understandable way.
Economic plausibility
The asking price compared against the achievable potential.
Protection against a bad purchase
Economically disadvantageous purchases are avoided.
