The concern

The project is no longer economically viable, but I am already well into the planning stages.

What we did

Examine the project holistically in terms of cost drivers, space efficiency and yield.

What was the goal?

A structurally renovated project with a clear basis for decision-making.

What was the initial situation?

The project was in the preliminary planning stage and, in its existing form, was not economically viable. A mismatch between construction costs and returns, inefficient space layouts, and a lack of rigor in the project structure demonstrated that if these issues were not addressed now, they would become much more expensive in a later phase.

They structurally saved our project without over-optimising it.

Owner: Kilchberg ZH

What have we accomplished?

As part of the 360-degree optimisation, I examined the project in all relevant areas: site and building regulations, volume and building structure, apartment mix and marketability, achievable sales and rental prices, structural systems, and energy standards. Based on this analysis, targeted measures were developed and their impacts were presented transparently, enabling the owner to make well-informed decisions.

What was the result?

The implemented optimisation measures have placed the project on a sound economic footing. The ratio between investment costs and expected returns is now balanced again.

Is the project financially out of balance?

A 360-degree project optimisation is effective as long as the project is still malleable.

Hand over the list of measures, ensure a smooth transition to further planning.

Plain text from the project
The most economically effective optimisation takes place before the building permit application is submitted, not afterwards.
What was the added value for the customer?

Project stabilised

A viable project emerges from a dysfunctional situation.

Improved cost-to-area-yield ratio

Structurally sound, without any loss of quality for future users.

Clear basis for decision-making

For further project processing and negotiations with financial partners.

Increased planning certainty

The owner is acting with clarity rather than gut feeling.

Is the project financially out of balance?

A 360-degree project optimisation is effective as long as the project is still malleable.
