The concern
What if the sales documentation does not deliver what it promises?
What we did
Independently checking the documents, plans and construction specification piece by piece.
What was the goal?
No more gut feeling, but a dossier you can stand behind.
What was the initial situation?
On paper the project looked good. The investor had studied the documents, felt the pressure to close, and could not let go of one question: is what it says actually true? On a project of this size a wrong assumption costs a great deal, and an independent review before signing is always cheaper than a surprise afterwards.
Without this review I would have signed. Today I know where the genuinely expensive points are.

What have we accomplished?
I went through the documents piece by piece: plans, construction specification, floor areas and sales documents. Everything was compared against what had been approved by the authorities and what can realistically be delivered. I transferred the figures cleanly into the business plan and set out any deviations transparently, so that the investor knew exactly where he stood and where he should renegotiate.
What was the result?
In the end there was no gut feeling left, but a dossier the investor could stand behind. He knew what he was buying, which points belonged in the negotiation, and what he could rely on.
This is how the collaboration went

Technical review

Risk assessment
Set out negotiating points, weaknesses and economic viability.
05
Completion

Plain text from the project
An independent project review costs less than any assumption that turns out to be wrong after the contract is signed.
What was the added value for the customer?
A fact-based decision
You buy on verified facts, not on hope.
Negotiating leverage
Concrete points for price and warranty negotiations.
Risks by building element
A clear picture of what could become expensive and where the reserves lie.
