The concern
We want to buy, but the fundamentals contradict each other in several places.
What we did
Independently review building regulations, historic preservation and economic viability, and develop alternative usage scenarios.
What was the goal?
Economically viable project approach without a renewed approval process.
What was the initial situation?
The owner was looking for a plot of land in the Canton of Zug for a new building or replacement building. The property in question quickly proved to be complex: a protected historic district, an existing building of historical significance, and conflicting permits for both residential and commercial use. What looked attractive on paper required an independent review before an investment decision could be made.

What have we accomplished?
I systematically analysed the property from a planning and building law and economic perspective. An existing building permit for a mixed-use residential and commercial building proved to be economically unviable, even with a complete sale. Based on this analysis, we jointly developed an alternative project with purely residential use within the existing building volume and examined additional volume options.
What was the result?
By reorienting the project towards purely residential use, an economically viable project was created without having to undergo a lengthy and uncertain planning process.
