The concern

Is a two-family house suitable for this plot of land, or are we building ourselves into a trap?

What we did

Objectively examine and compare building regulations, massing studies, and economic viability.

What was the goal?

A decision based on certainty rather than hope.

What was the initial situation?

For the developer, this was their first property acquisition. The idea and the budget were in place, but concrete comparative data and an understanding of the feasibility under building regulations were still lacking. A site analysis was intended to clarify whether the idea, its feasibility, and its economic viability were aligned.

They led us to the right decision.

Private owner, Reinach

What have we accomplished?

I analysed the zoning and building regulations plan and determined the maximum permissible building volume for a two-family house. Construction costs were estimated in broad terms and compared with achievable market values. The feasibility study was transparently documented and provided as a basis for decision-making.

What was the result?

The analysis showed that the idea was structurally feasible, but economically viable only under certain conditions. Based on this information, the owner was able to make an informed decision about whether and under what conditions to pursue the project further.
