The concern

Is the existing building volume enough for three independent dwelling units?

What we did

Site and zoning analysis, massing and option studies, plus an outline cost estimate.

What was the goal?

A clear direction instead of gut feeling in a multi-party family situation.

What was the initial situation?

The building owners owned a large single-family house with a secondary dwelling and had the idea of converting the building so that two full dwelling units for two families could be created. Which structural options existed, what a sensible separation might look like, and what that meant in legal terms were open questions that had to be answered before any further design work.

We finally understood what is possible and what is not.

What have we accomplished?

The starting point was a site and zoning analysis with a detailed review of what planning and building law permits and restricts. Several option studies were developed for separating and extending the building and discussed together with the building owners. In parallel we produced outline cost assumptions and, together with a contractor, worked out a coherent delivery strategy.

What was the result?

The building owners received a clear development strategy with a realistic cost framework. The project is designed to be permit-ready and can be taken forward into the next design stage.
