I systematically evaluated the zoning and building regulations, the zoning plan, the ÖREB cadastre extract and any special provisions. I compared the claims in the listing against the legal reality and set the realistically achievable potential against the asking price. The assessment was handed over in writing.

The building owner received a clear recommendation with concrete negotiating points should the purchase be pursued, and an honest assessment for the case that it should not.
