The concern

The property is cheap, but something isn't right about its history.

What we did

Jointly assess planning and building law, planning freeze risks, objection scenarios and time horizon.

What was the goal?

A clear recommendation for a property that is mathematically attractive but practically risky.

What was the initial situation?

The developers had their eye on a seemingly inexpensive plot of land that, purely theoretically, offered high development potential. Whether this potential could be realistically, efficiently, and economically realised was another question. And finding the answer to that question before buying is always cheaper than discovering it afterward.

They showed us why the bargain wasn't one at all.

What have we accomplished?

I analysed the property holistically: building regulations, zoning, existing buildings, and the immediate surroundings. Particular attention was paid to planning restrictions that were not disclosed in the sales documents. In addition, the risk of objections from the neighbourhood was objectively assessed, and reduced building volumes were analysed from an economic perspective.

What was the result?

The analysis showed that while the property theoretically had potential, this could only be realised with considerable risks in terms of time and planning regulations. Based on this information, the owner was able to make an informed decision.
