The concern

If a property on Lake Zurich seems cheap, the risk usually doesn't lie in the price.

What we did

Comprehensive review of building regulations, forest setback distances, development plan and planning history of the property.

What was the goal?

A clear recommendation instead of an expensive wrong decision in a profit-sensitive situation.

What was the initial situation?

The developers had their eye on a plot of land on Lake Zurich, which the sales documents indicated had high development potential. Before purchasing at this price point, an independent assessment was the most logical step to objectively separate the potential from the risks.

They saved us from a purchase we would have regretted.

What have we accomplished?

I analysed the property holistically: building regulations, zoning, forest buffer zones, and existing development plans. In addition, I examined the planning history of the property and its surroundings, including previous project proposals, official decisions, and documented opposition from the neighbourhood. I then compared the buildable area and the asking price in a cost-benefit analysis.

What was the result?

The analysis showed that only a fraction of the assumed area is realistically buildable. Purchase price, feasible projects, and foreseeable procedural risks combined to create a picture that allowed for an informed decision.
